PHASE II

BIGGER & BOLDER

Taking The Peninsula to spectacular new heights, the City of Columbus and master developer, the Columbus Downtown Development Corporation (CDDC), are excited to announce The Peninsula Phase II. Partnering with top-tier Phase I developers The Daimler Group, Flaherty & Collins and Rockbridge, Phase II will feature additional office, residential and hotel spaces, paired with key amenities.

After the successful opening of Phase I, which includes 230,000 square feet of premier Class A office, 330 top-of-the-line residential units, and a 198-key, world-class boutique hotel, the time is right to move forward with Phase II. The Peninsula’s second phase will deliver:

  • 150,000 sf of new Class A office space
  • A minimum of 300 new residential units, featuring a 20-story tower
  • A 120-key hotel
  • A 40,000-square-foot Pins Mechanical Co.
  • A signature grocery store
  • A 400-space City-owned parking garage

CDDC served as the Master Developer for the Columbus Commons project, an award-winning, mixed-use development, and redeveloped the 700,000 square-foot Lazarus Office Building. The Scioto Peninsula is a 56-acre development that extends from the Scioto River to the east and the Norfolk Southern railroad tracks to the west. The Columbus Downtown Development Corporation is the master developer and the Downtown Commission has jurisdiction of the planning process. 

While this development is located solely in downtown, its close proximity to Franklinton is significant. There’s momentum coming from both sides – the Central Business District to the east and Franklinton to the west – and it’s all converging on the Scioto Peninsula to create a culturally-bold, regional destination that feels exciting and unique. It’s planned to be a lively destination that feels like a city within a city. 

Starting in the heart of The Peninsula, development will begin on 9 acres between Belle Street to the east, Capital Street to the north, Chapel Street to the south and the railroad tracks to the west. This first phase will include 240,000 square feet of office space developed by Daimler, 550 residential units developed by Flaherty & Collins, and a 197-room hotel developed by Rockbridge. Surrounding these uses will be first-floor retail space and a new 1,400-space public parking garage. 

The residential units on the Peninsula will set a standard in the market with resort-style amenities and features. However, there will be affordable units included in the development with 10% of apartments reserved for those making no more than 100% of the area’s median household income (AMI) and another 10% for those making no more than 80% of AMI. 

This is a bold vision for The Peninsula. With buildings that are 11-stories, eight-stories and six-stories, this is the densest first phase of a mixed-use development in the history of our city. 

But this is just the start. As the development continues to get built out, we envision future phases will provide even greater density. 

Despite more than a century’s worth of planning, The Peninsula has no residents. It’s home to cultural amenities like COSI and the National Veterans Memorial and Museum, but not home to people…yet. 

The new residences, office space and hotel will sit on what is today a sea of surface parking lots, which have been rendered obsolete with the completion of a new 640-space underground parking garage at Dorrian Green to the west of COSI.  

As the Master Developer, CDDC selected three outstanding developers – Daimler, Flaherty & Collins and Rockbridge – to participate in the first phase of The Peninsula development.
