Where everything is just around the bend
This is The Peninsula in Downtown Columbus
This is The Peninsula, the next great neighborhood in Downtown Columbus. At the convergence of Downtown’s central business district and the historic Franklinton neighborhood, The Peninsula brings together the best of all worlds - just around the bend of the Scioto River.
Already on its way to becoming a lush, urban oasis, The Peninsula will have something for everyone: miles of waterfront views and pathways, acres and acres of parks and community greenspaces, conveniently connected bike trails, easy access to Scioto River canoeing and kayaking, and close to Downtown’s most popular places, happenings, and events, and steps away from Franklinton’s arts scene. Currently under construction, Phase I is also bringing thoroughly modern office spaces, a premier hotel, resort-style residential living, and exceptional shopping and dining experiences. But more is on the way and a transformational Phase II has been announced.
The Peninsula is more than a place. It’s a walkable, bikeable community. It’s a unique live-work-play lifestyle centered around culture, rooted in common interests, and infused with creativity.
Taking The Peninsula to spectacular new heights, developers Daimler Group and Flaherty & Collins are preparing to build on the momentum created by the first phase with transformational additions poised to elevate Columbus among the ranks of big cities.
Assuming this project receives tax credit funding from Ohio's new Transformational Mixed-Use Development Program (TMUD), the $211 million second phase could feature a 30-story residential tower with approximately 400 new residential units, 245,000 square feet of Class A office space, a 950-space parking garage and 9,000 square feet of ground-floor retail. CDDC is a private, non-profit development corporation with a mission to lead city-changing projects in the heart of Ohio’s capital city. CDDC served as the Master Developer for the Columbus Commons project, an award-winning, mixed-use development, and redeveloped the 700,000 square-foot Lazarus Office Building. In addition, CDDC developed key placemaking spaces such as the Scioto Mile and Dorrian Green, as well as cultural institutions like the first-ever satellite location of the American Museum of National History at COSI and the new National Veterans Memorial and Museum.
CDDC is leading the effort on The Peninsula and has selected development partners to execute the vision for an active, mixed-use 18-hour district.

They have developed more than six million square feet of speculative office space and mixed-use developments.
Notable past projects include corporate headquarters for Big Lots and Ohio Health, 250 High, 80 on the Commons and New Albany Village.

This is only the beginning
To date, nearly 80 companies – from architects to engineers to contractors – have been a part of building The Peninsula and bringing the vision to life.
The Peninsula is a 26-acre development bringing thoroughly modern office spaces, an independent, lifestyle hotel and resort-style residential living as a part of the initial phase, which broke ground on September 14, 2020.
More than simply buildings, The Peninsula will be about people. Here are just a few faces of folks who helped make this project possible.
Construction has started on The Peninsula. You can watch the historic moment marking the start of construction on this new, mixed-use, master-planned development now. We're turning dirt and turning over a new leaf for Downtown Columbus, but this i

Yes, the Scioto Peninsula is located in Downtown Columbus. View Map
The Scioto Peninsula is a 56-acre development that extends from the Scioto River to the east and the Norfolk Southern railroad tracks to the west. The Columbus Downtown Development Corporation is the master developer and the Downtown Commission has jurisdiction of the planning process.
While this development is located solely in downtown, its close proximity to Franklinton is significant. There’s momentum coming from both sides – the Central Business District to the east and Franklinton to the west – and it’s all converging on the Scioto Peninsula to create a culturally-bold, regional destination that feels exciting and unique. It’s planned to be a lively destination that feels like a city within a city.
Starting in the heart of The Peninsula, development will begin on 9 acres between Belle Street to the east, Capital Street to the north, Chapel Street to the south and the railroad tracks to the west. This first phase will include 240,000 square feet of office space developed by Daimler, 550 residential units developed by Flaherty & Collins, and a 197-room hotel developed by Rockbridge. Surrounding these uses will be first-floor retail space and a new 1,400-space public parking garage.
The residential units on the Peninsula will set a standard in the market with resort-style amenities and features. However, there will be affordable units included in the development with 10% of apartments reserved for those making no more than 100% of the area’s median household income (AMI) and another 10% for those making no more than 80% of AMI.
This is a bold vision for The Peninsula. With buildings that are 11-stories, eight-stories and six-stories, this is the densest first phase of a mixed-use development in the history of our city.
But this is just the start. As the development continues to get built out, we envision future phases will provide even greater density.
Despite more than a century’s worth of planning, The Peninsula has no residents. It’s home to cultural amenities like COSI and the National Veterans Memorial and Museum, but not home to people…yet.
The new residences, office space and hotel will sit on what is today a sea of surface parking lots, which have been rendered obsolete with the completion of a new 640-space underground parking garage at Dorrian Green to the west of COSI.
As the Master Developer, CDDC selected three outstanding developers – Daimler, Flaherty & Collins and Rockbridge – to participate in the first phase of The Peninsula development. Each developer is best-in-class with a proven track record of success. The collaborative work between the developers, CDDC and the City of Columbus is another example of the public and private sectors working together to produce an incredible destination district for our city.
